TWO CRITICAL QUESTIONS TO ASK YOUR HOME INSPECTOR

We always recommend that our buyers be present for a home inspection whenever possible. If the inspection was provided by the seller, it is always a great idea to speak directly with the home inspector after the fact. In both scenarios, we believe the questions below should be top on your list.
If this was your house, what would you fix, and when?
Have the home inspector clarify what is minor and what is major. Your home inspector’s job is to point out everything, within the scope of the inspection, that might need repair, replacement, maintenance or additional inspection by a specialist – or seems like it might be on it’s last leg. All experienced home inspectors know, no home will ever be perfect. When specifically questioning an item described as “at the end of its serviceable life”, what would should be done. It has not been uncommon to hear a response like, “I wouldn’t do a thing to it. Just know that it could break in the next few months or few years. Check your home warranty and keep it in effect because it may be covered.”

You will receive a report that will likely be 30-60+ pages long and it will detail a list of all the home inspector’s findings often accompanied by pictures which provides additional detail. Upon review, be certain to ask for additional clarification on any items that you do not understand by specifically questioning what the comment means or how something works.
