This week’s Santa Clara County Market Update
Week ending 9/14/2026:
The post-Labor Day inventory rebound arrived in a big way this week. New listings climbed to 583, up 78% from last week's holiday-suppressed 327, while pending sales
sales moved in the opposite direction, falling 35% to 206. That widened the gap between new listings and pending activity from just 12 homes last week to 377 this week.
The shift was broad-based. New single-family listings increased 80%, condos 43%, and townhomes 124%. At the same time, pending sales declined by roughly one-third across all three property types. Among the weeks we have tracked since June, this is our highest new-listing count and lowest pending count, making the next few weeks especially important to watch.
Closed sales were comparatively steady at 222, down just 3.5%, although closings generally reflect contracts negotiated several weeks earlier. Price reductions increased 23% overall, but that deserves some context: single-family reductions were nearly unchanged, rising from 85 to 88, while most of the increase came from condos and townhomes.
Some of this week's movement may still reflect holiday timing, with sellers waiting until after Labor Day to launch and buyers needing time to absorb the new inventory. But even compared with the week before Labor Day, new listings are about 36% higher while pending sales are about 37% lower. That does not establish a new trend on its own, but it is a meaningful change in the supply-and-demand balance.
For buyers, more inventory may create additional choice and negotiating opportunities.
For sellers, it reinforces the importance of pricing and positioning correctly from the start. The next couple of reports will tell us whether buyer activity rebounds as this new inventory is absorbed or whether we are beginning to see a more selective fall market.
